Complete bathroom remodel in Fulstow, Lincolnshire. My clients, whom Ive already completed two bathrooms for at their previous home, told me they wanted to remove the old bath, which did not drain and totally and replace it with a large shower instead. They had chosen the tiles already, but everything else was open to suggestion. Now, although this sounds straightforward, I must explain that this property is an extremely old cottage. The floor in the bathroom has a slope on it (which was why the bath did not fully drain) and all the walls are out of square, leaning out and the front wall is actually bowed. Although this causes problems with installation, my clients wanted to retain as much of the cottaged quirky character as they could. Therefore, together, we came up with the design you can see in the photos below.
The shower walls were studded out, insulated and cement boarded to form the enclosure and the tray installed on legs, to level it up on the floor. The bowed wall was also boarded to make it straight and level too, otherwise it could not be tiled using the large format tiles the client had chosen.
We installed three ceiling spotlights, painted the ceiling and the walls and tiled the areas required. On the floor, rather than tile, which we could not use, unless we levelled it up first, we installed cushion floor. We then installed the shower, screen, cupboard, vanity unit, sink, toilet and towel rail and formed a bespoke plinth for the front of the shower. Oh, and hung the new mirror.
I personally think the result looks beautiful and the clients are highly delighted, so much so, we will be returning later in the year to remodel the downstairs shower room.

My previous ‘Blog’ in November, showed the before images from our current project, A full property renovation in Carr lane Grimsby. These images show the during and after, which I’m sure you will agree, shows an amazing transformation.
The property was suffering from damp issues, which needs to be rectified first. owing to the absence of a damp proof membrane, allowing moisture to rise through the floor, the hallway, kitchen and cloakroom floors were completely removed. A new damp proof membrane was installed and the hard floors reinstalled. We also removed all the plaster and render from the bottom half of all the interior downstairs rooms. The walls were treat with damp proofing cream using the injection method and then newly rendered.
With the damp rectified, we totally stripped all the rooms, including a number of lathe and plaster ceiling and walls that could not be saved. We installed a new lighting circuit, making everything safe and installed a new consumer unit. We also installed new plumbing for bathrooms and radiators and installed a new combi boiler. We repaired the removed walls and ceilings using plasterboard and then the whole property was plastered.
The most interesting thing about this job was that the customer had moved out of town and therefore just asked me to make decisions on what went back in, including paint colours, carpets, tiles, bathrooms and kitchen. I knew the property was being let once we had finished and so made my decisions on fittings based on this, ensuring all materials were hard wearing, modern and would ensure the best return monthly on the customers investment. I arranged the design of the new kitchen from one of my suppliers. Once delivered this was installed. The splashbacks were tiled in white metro tiles, using grey grout. The floor was also tiled using light grey tiles, again with grey grout. The tiles were continued through the hallway, cloakroom and into the porch. The kitchen walls were painted in Valspar ‘morning grey’ matt emulsion. New skirting and architrave were installed throughout the ground floor and a new kitchen door, all painted in brilliant white eggshell. Apart from the bedrooms, which were painted in magnolia emulsion, the rest of the property was walls were painted in a light grey I had mixed up from Crown.
The bathroom was fully tiled again in white metro tiles, again with grey grout. A new bath, toilet, shower, radiator and vanity basin were also installed and it looks stunning. A vinyl floor coving was also laid. A new toilet and vanity basin was also installed in the downstairs cloakroom. New carpets were installed in the three bedrooms, the landing, stairs and both downstairs living rooms.
As well as internally, we also completed a full outside space makeover. In the back garden we removed four trees, including their roots. We removed three almost derelict sheds and filled in a very large pond to make the property family friendly. A new hard standing and shed were erected and the back of the garden swell as new feather edge fencing. We laid a new patio and installed retaining walls in the garden and laid a new turf lawn. In the from we installed retainers too and filled in the void with gravel to leave a clean usable space and driveway. We painted the fence and masonry on the back of the house to finish the look.
The property now looks amazing, especially as all the works were completed on schedule, eight weeks start to finish.
The customer was highly delighted with the transformation. He had been quoted a rental income of £550 per month, but following the transformation he has achieved £650 per month. Most importantly though, his agents managed to get a tenant within two weeks, which included the Christmas period, with potential tenants fighting to become the tennant To say the team were proud of this project is an understatement. All of us would be extremely happy to have call this property our home. The best testament of our workmanship is that while completing the project two neighbours and a gentleman from a little further down the road asked me to quote to do some work on their houses too. Our work is our best advertisement.

This property is a semi detached, three bedroomed house on Carr Lane Grimsby.
We started a full scheme of repair and renovation on this property 4 weeks ago & these images are from when we started, certainly not the finished project. Although the images show a property which actually looks ok, there were huge problems. The property has penetrating damp through the floors and walls and the plumbing in the upstairs bathroom is faulty, resulting in multiple small leaks, which have damaged the fabric of the property. To rectify these problems, the house has to be systematically ripped apart. The house is having all ground floor solid floors removed and reinstalled with a damp proof membrane, The ground floor walls will have the plaster and render removed and the damp treated through injection method.
A new kitchen will be installed and new bathroom upstairs and downstairs cloakroom. All ceilings and walls will be plastered and decorated. tiled flooring will be installed through the kitchen, hallway, cloakroom and porch, lino in the upstairs bathroom and all other rooms carpeted. There is also a new boiler being installed and remedial works on the electrics. Externally, the ponds are being filled in, patio installed and made into a low maintenance garden.
So we have lots to do! We will be posting the progress images of work as we go on here, so stay tuned to see the finished renovation!

I’ve had plenty of enquiries for tiling projects over the last couple of weeks and already had instruction to start two of the jobs i have quoted for. Theses images are form what started out as a 'small job’, i undertook three weeks ago. I say a 'small job’ because I was initially contacted for a price to tile a kitchen splash-back in natural travertine. The price was accepted and i started the project.
As i was putting the last few tiles on, even before the sealing, grouting and siliconing, the customer said she was delighted with what I had done and had a couple of extra jobs she would like me to do. The extra jobs being, tile around a bath, three bathroom basin splash backs and a splash-back above the worktop in the utility room. I duly obliged and the results are super. Customer delighted.

The customers request for this job was simple,' I want a damp and mould free bathroom, one which i will finally be happy to relax in my bath in’. Simple enough request and owing to our expertise, simple enough to rectify. Warm damp air inside the bathroom is drawn to the cold walls, the result being damp and mildew. Whats required is insulation.
We started by completely removing the old bathroom, suite, tiles and flooring all gone. The one slight issue here was this was the only toilet in the property, so we reinstalled the toilet each evening. I arranged for the Electricians to come in next, four spotlights fitted and a fan installed. Plumbing first fix then completed, to ensure hot and cold feeds a new pipework for new towel rail in correct place. We then built a stud wall around inside the external walls, filling these with insulation and then re boarding. The ceiling was next, clad in clean, wipeable upvc.

Following installation of the bath, tiling began. The tiles this time, floor, wall and border selected and purchased by customer. Following levelling the floor, this was tiled in black matt porcelain. The walls were next, followed by grouting and silicone. Lastly, new toilet, vanity basin, shower, shower screen, bath side and towel rail installed.
So, did we achieve the customers brief?? I think so, a damp mould free bathroom that she can now relax in.More importantly, the customer was delighted with the result.

The finished bathroom in all it's glory
Bedroom renovation project recently completed in Humberston. The customers brief was straightforward enough, ‘I want fitted wardrobes in this bedroom and it needs decorating’. The problem was, the customer had already contacted ‘Sharps' and ‘Hammonds’ for a quote, but had been put off by the scandalous price of between £4500 -£5500, just to supply and fit the wardrobes. I took the customers requirements and measurements and set about sourcing the wardrobes, hopeful I would be able to obtain a much more realistic price. After a bit of digging around, I found a trade only company that supply bedroom and kitchen furniture (they actually supply to the two before mentioned companies i’ve since found out). I requested a brochure and with this in hand paid the customer another visit to finalise the sizes. door and drawer design and colour and handles required. I then contacted the supplier for the price. I was astounded when i got the reply, £1570 to supply everything! Now, this did not include the fitting, but the price was astonishing, only a third of what customer had previously been quoted. I contacted the customer with the great news and he immediately gave us the go ahead, so the wardrobes were duly ordered.
With a delivery date of three weeks hence, we started the project the week before the wardrobes were to arrive. We stripped the old wall paper, removed the old wardrobes, moved the electrical and aerial sockets to their new locations, fully plaster skimmed the room out and fitted a new door. The customer picked the paint colour, The ceiling was painted white matt emulsion and the walls also painted in matt emulsion. All the wood work and new door were painted in primer, undercoat and given a top coat of white eggshell. The following week, the wardrobes arrived. I expected them to be very nice, but what arrived surpassed mine and the customers expectations. Extremely solidly built and finished to the highest standard. They were certainly the best wardrobes we had ever fitted. The drawers mechanism was second to none, extremely strong and the best soft close i have ever seen. We fitted the wardrobes and the bridging canopy over where the bed will now reside. The finished room looks stunning and the customer is more than delighted. The total price was £3500, a far cry form what it would have been!

Bathroom remodel recently completed in Blundell Avenue, Cleethorpes.
This project was so much more than a bathroom remodel. The project included repairing the roof, installing new windows in the bathroom, new electrical consumer unit installed and all faults with wiring rectified to bring up to code, and plastering and joinery work on the landing. Originally this bathroom was a separate bathroom and toilet.
Our brief was to knock the two rooms into one, add a shower and also accommodate a feature freestanding bath. We re-plumbed the whole space, boarded, plastered and decorated the upper walls and ceiling, tiled the lower walls, had spotlights installed and installed the sanitary ware and shower pump. A large project, but I’m sure you will agree the result is stunning.

This particular bathroom was problematic owing to the small size. On meeting the customer, she wanted the layout to remain the same, however, realised the current bathroom did not flow as she would like. we decided to move the bath taps to the wall end and also stud the wall off slightly to allow for the shower feeds to be run. to enable this design, we used a 1600 bath to make more room for the toilet. Customer wanted mainly white tiling, but with a feature. We decided to use the encaustic tiles, which are very en vogue at present and they look stunning.
The MIRA shower fitted is gorgeous, really well made and wonderfully designed. It costs a little more than many, but you do get what you pay for. customer just needs to order her lino flooring to complete the room. The total cost of this renovation, including supply of all materials was in the region of 3700, great value for money .As you will see from the before and after photos, the transformation is beautiful and customer is highly delighted with the use of the available space and the quality of the finish. We are undertaking three more bathrooms over the next three weeks, so watch this space for more beautifully bespoke bathrooms.
Buckingham Property Renovation have just recently completed a Full Bathroom Renovation on Carr Lane, Grimsby.
The original bathroom contained a shower, toilet and basin. Customer wanted a larger bathroom to accommodate a bath and a double shower tray. To facilitate, we took the wall out between the bathroom and bedroom and took 12 inches of the bedroom, then rebuilt the wall.
All the sanitary ware was now to be located in a different location, therefore, all the waste and hot and cold feeds have been newly installed in the floor space. The floor has been over boarded with 12mm marine plywood to add rigidity.
New bath, shower tray, shower, screen, toilet and pedestal basin installed. Fully tiled walls, floor to ceiling with customers choice of tiles. The feature tile running up the middle of the shower and bath wall look particularly striking.
A beautiful bathroom now completed which would certainly enhance any home.
The cost?? Fully fitted and supplied, you could have this bathroom for around five thousand pounds. This particular customer, however, was quoted almost three times that amount from one of our competitors for the same thing.
